Mutation of Land Records — recording the new owner's name
Government of West Bengal — Land and Land Reforms offices (BanglarBhumi portal)
Overview
Mutation is the process of updating the ownership or possession details in government land records after a property changes hands. It is needed after a sale, inheritance, gift, partition, exchange, court order or other legal transfer. Mutation does not create ownership by itself, but it records the change in the revenue records.
After mutation, the new owner can pay land revenue in their own name and get an updated Record of Rights and Khatian, which makes future sale, lease or mortgage and bank loans easier. Legal heirs can get their names recorded after the recorded owner's death. Updated records also reduce ownership confusion and future disputes.
You can apply online on the BanglarBhumi portal (banglarbhumi.gov.in), where the application can also be tracked, or at the Block Land and Land Reforms Office (BL&LRO), the Revenue Inspector office, the Sub-Divisional or District Land and Land Reforms Office, or a Common Service Centre. Inheritance, partition and disputed cases may involve a field enquiry or hearing.
